Following in the Footsteps of Warren Buffett:
Be bold when others are fearful

Now is not the time to be fearful; it’s time to be bold. With the economy is behaving the way it is, largely triggered by the worldwide pandemic, it is time for business leaders to take action and prioritise moving forward. In the words of Warren Buffet it’s time to “Be greedy when others are fearful”

Warren Buffett is seen as the business leader he is today by adopting this very mindset. Buffett has a keen and acute eye for spotting opportunities when others are struggling to look beyond their two feet, flailing when the economy takes hold over them and are unsure of where to turn next. Times are evolving at such a rapid rate so it’s important that investors are too. Investors should be recognising the economic potential of unique franchises, one prime opportunity being property investment in South Africa. Buffett’s gift is being able to think ahead of the crowd, to be a business leader it’s crucial you develop this same practice.

Sure, investing in a time of uncertainty can be scary. However, Buffet uses this baseball analogy to explain how doing your homework will better inform your decision. Buffet notes that you should only swing at a dozen or so pitches. Informing yourself and doing the legwork beforehand will ensure that the few swings you do take are marvellous hits. Let’s think about the lowered repo rate, for example, and how you can leverage this to make a property investment. Conducting a thorough risk analysis about investing during a time like now may help you into making that swing for the future success of your business.

“To be greedy when others are fearful is a valuable mindset that can reap substantial rewards for the investor” and we’d like to leave you with this thought to ponder upon. When others are fearful, it may present a good value buying opportunity that could take your business to new heights.

Get in touch with us at North Point Ballito to discuss why investing in a site, means investing in the future success of your business. Similar to Buffett, we are fostering a community of forward-thinking business people who are not fearful and share the same vision.

North Point Ballito: Africa’s State-of-the-Art Logistics Hub

Ballito is fast emerging as a key position for logistics, offering a central location on KZN’s North Coast in close proximity to the airport.

An A1 location on the N2

There has never been a better time to invest in commercial property for logistics. With interest rates low, fuel cheap and a strong tailwind behind the export business, finding the right tactical locations will be a critical feature in serving the needs of tomorrow.

With major shifts in markets and consumer behaviour, the need for a versatile and multi-faceted address is the top priority in current investment decisions . Commercial land with some limitations is abundant. Finding the right combination of features is what matters.

North Point Ballito fills this gap, allowing businesses to direct a wide range of their operations from one place. With various pieces of commercial land and property now for sale, you have the opportunity to bundle up your business and have it all fully operational from this fantastic and centralised logistics hub within Ballito’s city limits.

A driving force on the N2

North Point Ballito is ideal for those looking for an all-in-one offering. Having all areas of the business within close proximity of each other cuts down time spent commuting, money on renting, and the stress involved with this. Large, medium and small-scale logistics companies now have an opportunity to develop commercial land according to their business’ needs while also having their own on-site, private warehouses for ultimate convenience. Alternatively, there are public warehouses on offer for ease of storage and access. Whichever you choose, your warehouse is a short distance from all activity as well as the thriving city of Ballito.

At North Point Ballito, logistics companies are spoilt for choice – from bonded storage for those in imports to self-storage for smaller companies, any option adds an element of convenience and assurance to your business that your goods are stored safely and with easy access. Similarly, if you are on the hunt for a distribution centre for the fast movement of goods, North Point Ballito can provide this kind of warehousing for you with the sale of commercial land.

Vacant land for sale and development – Convenience for your logistics company

Ballito used to be a sleepy beach town but has blossomed rapidly into one of Africa’s fastest growing wealth areas. With North Point Ballito, your logistics company could be positioned at the very centre with our various pieces of land for sale. You will also have 100 000 economically active consumers within a 10km radius at your disposal with skilled and unskilled labour available for you to bring onboard. Combine all the above and you have a recipe for both a successful logistics business and a sustainable lifestyle.

The South African economy (although not in ideal shape in many ways) gives you the chance to set up something fantastic and we believe firmly in finding opportunity when there is downfall – a weak Rand, low interest rates and low fuel prices are potential catalysts to highly successful logistics and export businesses. Adapting to a time of change

When challenges are presented to us as South Africans, we always seek out ways to be better and work around the issue so that we are not completely squashed by things out of our control. 2020’s challenge happened to come in the form of the Coronavirus pandemic, coupled with a downgrade in the country’s investment prospects to junk. These may be big, but we are bigger, which is why a concept such as North Point Ballito has arrived at such a prime time for you and your business.

The country, and indeed the world, has now seen a need to shift supply chain logistics as quickly as possible in order to be more streamlined and automated to deliver services and goods swiftly and efficiently. Although the move was already happening before Coronavirus, the pandemic has urged more and more businesses to become visible online as the majority of shoppers and interested consumers will now be turning to their computers and phones for information and purchasing. With this comes the demand for warehouses and distribution centres to be even closer to consumers – North Point Ballito is right on Ballito’s doorstep which is the perfect situation to meet the needs of Africa’s fastest growing and most affluent communities.

The pandemic also disrupted many service deliveries that were previously smooth sailing, leading to overwhelming backlogs and overcrowded warehouses that would have to hold stock until it was allowed to be moved. North Point Ballito and its superior storage and warehousing options allows businesses to be readily prepared if goods need to be stored for extended periods, with the added perks of being situated in an aesthetically pleasing estate that people and businesses in Ballito will grow to rely on. When times are uncertain, keeping the community at the centre of all business is extremely important and this is something we hold close to us.

Along with our community-centric ethos, we also take pride in our encouragement of Green Building practices in order to take our environment into consideration and conserve it as much as possible.

It is truly a happy circumstance when one manages to find the perfect situation for their business that also matches their personal needs and lifestyle – North Point Ballito is the marriage of both.

If you are an innovative forward-thinker with a desire to simplify, but at the same time amplify, your business, specifically in logistics, North Point Ballito may just be the stop you need to make on your road to success. For more information on what we have to offer, or if you are interested, please get in touch with us.

4 Key Lessons to Learn This Entrepreneurship Month

Not only does November mark the penultimate month of 2020, but it also marks National Entrepreneurship Month. Business owners of all sizes and niches have had a rough ride this year so we encourage you to take a moment to reflect on the many challenges we’re sure you’ve conquered! We were inspired by this Forbes article about four key lessons to take away this month.

Sadly, the third quarter of this year saw a 27.4% increase in business liquidations due to the pandemic. However, South Africans are known to fight and innovate, finding new and creative ways to make an income. Despite the economic battles fought this year, the entrepreneurial spirit is more alive than ever in South Africa. If you’re a new or experienced business owner, these lessons may come in handy.

Ensure Your Customers Come Before Anything Else

Without your customers, what are you? You need them to bring in repeat business and for them to spread the word of their experiences with you in order to attract a wider circle of prospective buyers. With the pandemic came the massive migration of business to the online space thanks to social distancing regulations. This means face-to-face dealings with your customers basically became non-existent.

Even though you may be missing the more personal interactions with your customers, it’s important to not let distance become a blockade between your business and fantastic customer service. If anything, you have to work even harder to strengthen your relationships with your customers and attract new ones – make your online messaging and communications as personal and efficient as possible. And ask the important questions about their experiences with your products or services, and adapt constantly to ensure you are targeting the right people.

Clean Up Your Books

We wrote an article recently about the importance of automation in your business so that you don’t get left behind. Your books fall into this, especially since you’ve probably had to do a lot of re-shuffling with tightened budgets or cuts in certain aspects of your business.

As businesses worldwide respond to a disruptive economic rebound, it’s critical that you crunch some numbers. Use economic projections to plan your books and predict what your business will need in order to stay profitable in the new year. Spend enough time thoroughly analyzing your numbers to gauge how you can stretch your budget for as long as possible until things start looking a bit more stable.

Keep Track of Employee Morale

Your employees are the heart and soul of your business. Because of this, it’s vital they feel appreciated and supported. By taking care of them and providing them with opportunities to grow and learn, in the form of mentorship programs or something similar, you retain high-performing, passionate staff members who share your goals and visions for the success of your business. Mentorship programs encourage a stimulated and motivated team of employees, which will only contribute further to the long-term growth of your business.

Emphasize a Forward-Thinking Approach

Don’t wait for the 1st of January to write down your business resolutions. If you didn’t start brainstorming how to create an even better version of your business, like, yesterday, you’re already behind. Jot down your plans and ideas now and implement them as soon as possible in the new year. There is still a huge amount of uncertainty looming over 2021, so it’s important you are armed and prepared regardless of what it brings. Decide what your goals are and endeavour to crush them come January.

That being said, North Point Ballito is a growing community of forward-thinking business people who have probably already got their budgets lined up for next year, planned outlines of upcoming projects, and have made the necessary investments needed to achieve these things. If you’re one of the many businesses that have made the switch to digital, consider a space to hold stock or streamline your processes. Whatever your needs, North Point Ballito can accommodate you.

5 Unique Lessons To Learn From Mentally Strong Individuals

One should never assume that a person is ‘fine’ based on how they portray themselves. The wealthiest, toughest business moguls and entrepreneurs, like us, are human beings and sometimes don’t have it all together, despite their tough outer shells. These lessons may not seem obvious to you, but we’ve found that they’re common characteristics of the mentally strong.

Mentally Strong People Change Their Environment

When something’s not working and isn’t conducive to productivity or creativity, why not change it? This is what strong-willed, successful people are known to do. Mental strength isn’t about how long you can fight temptation or settling for an environment because changing it seems scarier and like more effort — it’s about changing what doesn’t suit you and doesn’t make you better. If your desk set up is giving you neck problems, change it. If your office environment stunts your creativity, add some indoor plants. If you get tempted by your phone throughout the day, put it on the other side of the room for a few hours. There’s a lot you can control and change to make your environment more comfortable and more conducive to productive days.

They Set Aside Time to Reflect

This is something we don’t do enough. How do we know how we’re doing in our career or life in general if we don’t take time to reflect and take stock? You may assume that mentally strong, successful business people don’t do this because they’re too busy building their empire. But don’t be fooled — this is an important element that contributes to their success. The driving force behind their success is their mindset, so they know it needs taking care of. They take time out of each day to reflect on mistakes, opportunities to pursue, or simply to think.

They Know When To Quit

Giving up and knowing when to quit are not the same thing. People often assume that those who work extremely long hours, push through the flu to meet a deadline or who never go anywhere without their laptop or work phone are mentally strong and 110% committed to their career and its success — this isn’t always the case. Those with admirable mental strength know when to quit despite impending criticism. When something isn’t in line with their goals or priorities, they know when to call it quits so that they can get back to focusing on what really matters to them.

They Ask for Help When They Need It

Unlike many old-fashioned notions about success, asking for help is not a sign of weakness. Mentally strong people have the humility to admit that they don’t have all the answers and that the road to success is not a solo one. When they’re struggling with getting a business idea to launch or are battling with issues at home, they ask for help when they need it. They realise there is no shame in asking for help from others who have different skills and perspectives on offer.

They Embrace What They Feel

Believe it or not, strong and successful people are human beings with emotions, too, and won’t be able to hold it together all the time. Suppressing emotions is not a sign of strength — embracing and expressing them is. It actually takes more strength to acknowledge one’s emotions, even the uncomfortable ones. These people also have healthy coping mechanisms to deal with what they’re feeling and the best way to move forward.

What we’ve just described is the exact kind of business person we want to attract to North Point Ballito. We are excited to see our community of forward-thinking business people growing and invite anyone who shares these values to join us!

Ballito ranks among the fastest growing wealth areas in Africa

In real wealth terms, Africa today is growing at a faster rate than at any time in recent history.

The new King Shaka International Airport has transformed Durban’s Northern Urban Development Corridor (NUDC) into one of Africa’s fastest growing metropolises, and a significant concentration of wealth on the continent.

Adapted from an article by Business Tech

Wealth concentrations on the African continent

New World Wealth and AfrAsia Bank have published the latest African Wealth Report, showing the levels of wealth of various African nations at the end of 2018. According to the report, South Africa is still the richest country in Africa, with the high net worth (HNWI) population of 39,200 people holding the most wealth at $649 billion. This is double that of the second wealthiest African nation, Egypt, where the HNWI population of 16,700 people holds $303 billion. Egypt is followed by Nigeria ($225 billion), Morocco ($114 billion) and Kenya ($93 billion). Total wealth held on the continent amounts to US$2.2 trillion. Around US$920 billion (42%) of this is held by HNWIs, New World Wealth said. While South Africa ranks at the top of the list, on a per capita basis ($11,450), it is only the second wealthiest nation – following behind Mauritius, where wealth per capita sits at $31,000.

Africa’s Wealthiest Cities

South African cities ranks as the top richest cities on the continent, with Johannesburg and Cape Town holding the most HNWI wealth among the major cities covered, taking the first and second spots, respectively. Total wealth held in Johannesburg amounts to US$248 billion, while total wealth held by Cape Town amounting to US$133 billion. Most of Johannesburg’s wealth is concentrated in Sandton, New World Wealth said, which is home to the JSE (the largest stock market in Africa) and to the head offices of most of Africa’s largest banks and corporates. Cape Town, meanwhile, is home to Africa’s most exclusive and expensive suburbs such as Clifton, Bishops Court, Camps Bay and Bantry Bay. It is also a hotspot for wealthy second home owners from around the world. Major sectors there include: real estate, financial services (fund management), retail and tourism.

Also in the top five from South Africa is Durban and Umhlanga (combined), which holds total HNWI wealth of US$54 billion. This figure includes wealth held in Durban, Umhlanga, La Lucia and Ballito.

Notably, Umhlanga and Ballito are two of the fastest growing areas in SA, in terms of wealth growth over the past 10 years, the group said. Among other African countries, Cairo (Egypt), Lagos (Nigeria) and Nairobi (Kenya) stand out as wealthy cities, sitting on par with South Africa’s popular HNWI areas. Total wealth held in Cairo amounts to US$129 billion – and the city is home to more billionaires than any other African city (four billionaires live there, compared to just two in Johannesburg). In Lagos, total wealth held in the city amounts to US$96 billion. This is the largest city in Africa, in terms of population and GDP (but not in terms of wealth).

Ballito – Capital of KZN’s North Coast

North Point Ballito is situated in the heart of the Northern Urban Development Corridor, one of Africa’s fastest growing commercial and residential centres. Industrial property bullish despite challenging market conditions

JLL, one of the world’s leading real estate investment and advisory firms, today released its Q1 South Africa Real Estate Market Performance report which outlines the implications that Covid-19 will have on major sectors across the country.

According to the report, most real estate sectors across the market have softened with the exception of the industrial sector, which has recorded a strong performance in Q1 2020.

Industrial property continues to look positive

Adapted from an article by eProperty News

As travel restrictions, the closing of non-essential businesses, and mass cancellations of events has significantly slowed economic activity in South Africa, traditional retail, heavy industry and the hospitality sector have been hit the hardest. The International Monetary Fund (IMF) anticipates the effects of Covid-19 will force the global economy to contract by 3% in 2020, whilst emerging markets are expected to contract by 1%.

Emerging economies are anticipated to bounce back stronger than leading economies, with GDP predicted to grow between 4% and 6% in 2021. Although Covid-19 will have significant impacts on the global economy over the short to medium term, long-term structural shifts may be less severe.

“Whilst some of the more resilient leading economies have been able to stabilize amidst the global pandemic, many emerging markets have been adversely impacted by compromised global supply chains and South Africa is no exception,” said Michael Scott, Research Analyst, JLL, Sub-Saharan. “With slowed economic growth and rising debt obligations, South Africa’s debt to Gross Domestic Product (GDP) ratio is expected to reach 70% by the end of the year, so the implications on local businesses is significant. Many are going to be forced to scale down and reduce spending.”

Good news for industrial property

The Industrial sector space remains strong, with year-on-year capital growth backed by low vacancy rates (3.4% national average). There is now a growing demand for warehouse and distribution space due to the significant growth in online retail sales from a relatively low base. E-commerce is expected to strengthen as consumer preference and behaviors change, with increased market penetration as a result of more accessible and affordable technologies.

Ballito – Capital of KZN’s North Coast

North Point Ballito is situated in the heart of the Northern Urban Development Corridor, one of Africa’s fastest growing commercial and residential centres and a significant concentration of wealth on the continent. Ballito’s proximity to King Shaka International Airport, a key driver of the new economic growth, has positioned the town as the unofficial capital of the North Coast.

Commercial real estate trends set to change the industry

Original Article by RoseLawGroupReporter

With shifting behaviour comes a host of new opportunities.

The coronavirus outbreak will accelerate commercial real estate trends that had been forming and cause dramatic changes in the industry faster than had been anticipated. The crisis will result in some short-term contractions in the industry, but will lead to a long-term expansion for commercial real estate generally, particularly in the industrial and warehouse sector.

During a special webinar last week Dr. Timothy Savage of New York University, and a research economist for NAIOP, updated his outlook on demand for industrial, office and retail commercial real estate in light the coronavirus.

“CRE was faced with technological disruption before this crisis,” Savage said. “This crisis is more of a natural disaster than a financial crisis; the significance of which is that on the other side of it, the fundamentals will be the same, they have just been moved further along the continuum.” These trends, Savage said, affect all sectors:

Positive outlook for the industrial sector

Prior to the crisis, the NAIOP Research Foundation had revised its projections for industrial demand upward in a report entitled, The NAIOP Industrial Space Demand Forecast. It had forecast decreased demand into mid-2021 due to a lagging supply of available space and economic uncertainty but a fairly quick rebound to robust levels similar to those seen in early 2019.Those levels may now be reached sooner, as people have come to rely on delivery-based goods for more everyday living items.“These wide-ranging economic factors all support increased demand for industrial real estate. The long-term economic effects of the

coronavirus are of course unknown, but we see a strong underpinning of the global economy, including low interest rates, the ever-increasing amount of online commerce and a demand for faster delivery of goods,” said Thomas J. Bisacquino, President and CEO of NAIOP.“Industrial real estate is at the epicenter of automation and e-commerce distribution and stands to benefit from this transformation we are going through,” Savage said.

Office spaces to shift focus

The office sector will be driven more quickly by changing work patterns that will favor decentralized work, co-working and short term leases, even in Class A spaces.

Recovery for the hospitality industry

While hospitality has been significantly negatively impacted, early signs are that it will bounce back quickly.

Despite the recent upheavals, the need for tactical positioning in industry will expand in the era to come.

Focus on being closer to where people live

The current shifts in behaviour caused by coronavirus mean people are less willing to commute to work or travel to shop, meet or interact. Positioning will become increasingly critical to retaining client loyalty and ensuring continued custom from your client base. Businesses located in remote areas will need to transform their business models to incorporate eCommerce and other distance revenue streams, as they are likely to struggle to draw people from urban areas as they did previously.

Market disruption leads to people relocating

With the pressures of COVID-19 on the market, people will be downsizing, moving to new cities and towns for employment. With the movement comes opportunities for relocation services, self storage and

a host of other business concepts aimed at making people’s journeys simpler and more manageable.

Remote working

Possibly the greatest transformation between people and work since the previous industrial evolution is currently underway. Microsoft estimates that five years worth of automation progress has occurred in the first quarter of 2020 alone. Assisting the workforce to work more easily from where they live, and employers in managing the process, is fast becoming a major industry.

Is this the Best Tactical Investment you'll Ever Make?

Every so often an event comes along that turns the world on its head. In these times of uncertainty, commercial property investment is the last thing most of us are thinking about. But maybe it shouldn’t be?

The COVID-19 pandemic, like 9/11, is one of those events that feel like they split time in two: the world before coronavirus and the world after coronavirus.

By all accounts, there are some difficult months ahead. Things are probably going to get worse before they get better. But the South African government’s response has attracted international approval, and chances are brighter times aren’t too far off. If the past is a window to the future, there’s one thing we can all be certain of: South Africans will defy the odds and get people back together again, no matter how big the challenges seem. The opportunity for companies to contribute to that effort is emerging as we speak.

Vasbyt in the age of Coronavirus

The question we all need to be asking is ‘what does the future look like, and how do I make the most of right now?’ Here’s four trends that are going to shape the post-lockdown economy, and how North Point Ballito might be the ideal position for your business idea:

Community Focused Logistics

The supply chain will need to shift quickly to become more streamlined and more automated. With more shopping happening online and over the phone, fulfilment centres close to consumers will be an essential part of meeting future needs. North Point Ballito is right on Ballito’s doorstep – an ideal location to serve one of Africa’s fastest growing and most affluent communities.

Storage

Disruption leads to human movement. Downsizing, emigrating, holding possessions in place for some time – this will undoubtedly be part of the tomorrow economy. North Point Ballito is landscaped, greenscaped with indigenous plantation, branded and architecturally consistent. That makes for an ideal backdrop to a storage concept that people and businesses in Ballito are going to trust.

Cleaning

Epidemiologists generally agree that COVID-19 will be with us for some time. It will be up to governments and the market to keep outbreaks under control until a vaccine can be introduced, or until gradual immunity builds. That means cleaner workplaces, shopping venues, restaurants, factories, warehouses and schools. Got any bright ideas?

Technology

If social isolation has proven anything, it’s that social interaction is critical. Workers and students need collaboration. Kids need playtime. Technology companies are already stepping into the gap, whether by making spaces safe for people, breaking down the barriers around socialising remotely or providing the the information people need.
