Ballito is fast emerging as the commercial capital of KZN’s North Coast. Located only minutes from the airport and strategically located between two ports, this growing city offers an unbelievable environment for businesses to thrive.

Everything in one place

When deciding on a new location for your business, there’s a lot that needs to be considered. How will the area look in 5 or 10 years? Is the right talent available? Can I find the right space where my business will grow? Could I live there?

Ballito today is an emerging city where growth, community and a positive outlook are aligned. There are few places on the continent with as much to offer the entrepreneur.

Here’s the five reasons our investors chose NPB for their new business address.

Welcome to the North Coast’s premier business park

North Point Ballito is a 380,000 square meter business park incorporating 58 serviced sites ranging from 3,000 to almost 100,000 square meters. The first 30 investors in the community have received transfer of their sites, and will begin building in Q4 2022. If you’re looking for a prime site for business on KZN’s fast growing North Coast, look no further than North Point Ballito.

The power of a great location

Choosing a new location for a business, especially when building structures, is among the most critical decisions an owner will make. Beyond the financial outlay, it takes vision, confidence and a real belief in the power of the big idea to commit. The right location, as any management guru will tell you, is a major driving force behind future success, and being able to custom design the premises can be a powerful way to optimise your delivery.

We asked our investors to share the reasons they chose to invest in North Point Ballito. Here’s what they told us:

MEET SOME OF OUR INVESTORS
REASON ONE

“We’re looking to the future, and where success will be five or ten years from now”

In changeable times, it’s positioning your business where things are going well is often the best choice you can make. For several of our investors, Ballito’s tactical position and continued growth and success were key to their decision. The current strength of demand for commercial and industrial spaces in the area means property prices have the potential for significant growth.

The ultimate location, of course, varies from business to business. For importers and exporters, access to airports and harbours is essential. For retailers, showrooms and fulfilment centres close to key audiences are likely going to deliver an edge over the competition.

REASON TWO

“We wanted to be part of a business community.”

From the outset, North Point Ballito’s mission has been to create a community of forward-thinking businesses. How will this be achieved? Firstly, through a management association that puts decision making into the hands of the owners through representation and collective participation. Secondly, through the planning of the business park itself. North Point Ballito offers architectural consistency, 14ha of green space, pedestrian walkways, attractive landscaping and wide roads for ease of movement. Delivering a great experience and design appeal builds significant long-term value.

REASON 3

“NPB offers a unique tactical advantage for our logistics.”

Logistics in Kwazulu-Natal has grown steadily along the primary route between Durban and Johannesburg in recent years, especially since the development of King Shaka International Airport. The area known in city planning terms as the Northern Growth Corridor, or the area stretching from Umhlanga to Stanger, has become one of Africa’s fastest growing wealth areas and a significant economic asset for and window to the continent. Ballito is fast becoming the commercial capital in the region, and a trading post for a host of industries and consumer groups. Located 40 minutes from Durban Harbour, 90 minutes from Richards Bay and 15 minutes from the airport, North Point Ballito is an exceptional tactical position for importers and exporters.

Set at the confluence of several routes in and out, the location is unlikely to be impacted when a single route is impeded, which means your business keeps moving.

REASON 4

“KwaDukuza municipality is meeting its mandate.”

Business goes smoothly when you’re not constantly having to worry about things you shouldn’t be. KwaDukuza Municipality has proven time and again to be among South Africa’s best, with a commitment to delivering on their mandate and a driving force behind the success of Ballito and the surrounds. North Point Ballito benefits from an upgraded substation at Imbonini, excellent quality roads in the vicinity, and excellent water and sanitation on site.

REASON 4

“North Point Ballito’s holistic approach to security made a lot of sense to us.”

Security is a key concern for virtually every business in KZN. North Point Ballito’s approach to the subject has evolved with the unrest experienced during 2021. The first line of defence is continuing the excellent work undertaken with local communities by businesses and government in Ballito and Salt Rock.

Beyond community engagement, North Point Ballito has enhanced its security to include motion and heat sensors along the under-dug, 1,8m fence line, supplemented by 14 strand electric fencing.   Interior sites will have ClearVu perimeters, and the internal site is covered by CCTV from the monitoring centre at the gate house, with 24-hour guarding and patrols.

REASON 5

“A simply unbeatable place to live and work.”

Both for management and staff, the quality of life enjoyed on KZN’s North Coast are difficult to beat. The region offers top schools, healthcare, shopping, dining and outdoor options. Situated on a key bus and taxi route, the business park will allow staff to alight at the entrance from multiple directions. A pool of talent at every level resides up and down the coast, and over 100,000 active consumers live within a 10km radius.

North Point Ballito is highly visible to thousands of passing consumers each day along the N2 and R102. North Point Ballito will have 240 apartments in an adjacent district, offering both a captive audience and a space for owners and staff to call home.

First thirty sites transferred to their new owners

The first 30 investors in North Point Ballito have now taken transfer of their site and construction is set to commence on several projects. Development focus has now moved to earthmoving and services on the larger platforms along the N2 and construction of the state-of-the-art gatehouse.

Invest in the Power of Position

Location is central to business success, which is why more than 30 investors have chosen North Point Ballito as the location on KZN’s North Coast for their businesses.

Welcome to the North Coast’s premier business park

North Point Ballito is a 380,000 square meter business park incorporating 58 serviced sites for almost any kind of business. Ranging in size from 3,000 to almost 100,000 square meters, the platforms are capable of hosting companies both big and small. If you’re looking for a prime location within Africa’s fastest growing wealth area to situate your business, look no further than North Point Ballito.

Location, location, location.

In a world becoming more digital by the day, one truth in business hasn’t changed. Location is becoming more, not less, important.

The business environment is changing more rapidly than it has in decades. From digitisation and sanitisation to remote work and the supply chain crunch, there’s a lot of complexity to deal with. But as with all great business challenges come equal opportunities. According to the latest supply chain research, where a business is positioned on the map will have an increasing impact on future business success.

“The location is perfect, it’s halfway to everywhere,” said Jack Welch when launching the new GE Headquarters in New York. Great business leaders have always understood the importance of address – where you position your company determines how it is perceived, who it serves, the talent you attract and who you have as neighbours. It’s not just where you’re situated in the world, it’s the company you keep.

The ultimate location, of course, varies from business to business. For importers and exporters, access to airports and harbours is essential. For retailers, showrooms and fulfilment centres close to key audiences are likely going to deliver an edge over the competition.

KZN’s coast with the most

There’s a major economic transformation underway on KwaZulu-Natal’s North Coast. What were once small holiday towns are today rapidly-growing urban centres. The launch of the King Shaka International Airport a decade ago has unlocked the region’s potential to become a key trade hub for the continent. The corridor stretching from Umhlanga to Ballito is the country’s fastest growing wealth area, and Ballito has emerged as its commercial capital.

The forward-thinking business park

North Point Ballito is situated between the N2 and R102 at the northern point of Ballito’s town limits. Comprising 58 serviced platforms across a 380,000m2, the project is focused on delivering what businesses need for success in the market of tomorrow.

North Point Ballito’s natural advantages:

There were three reasons we chose NPB for our new national headquarters.

The first is the location. Ballito is a key market for Sunflex, and North Point Ballito’s proximity to the airport, city of Ballito and key arterial roads made sense for us.

The second is security. North Point Ballito’s position, infrastructure and approach to security is a step forward for our company.

Finally, the approach to community & a forward-thinking business environment provides innovators and entrepreneurs an environment where their ideas can thrive.

Designed for trade, tech & logistics

In the master-planning phase, the design of the park was focused on the three sectors most likely to benefit from the location. The trade sector includes anything from wholesalers and retail showrooms to workshops, service centres and industry. Technology companies have the benefit of quality power from an upgraded substation, fibre-optic connectivity and excellent security. For logistics businesses, the park has wide internal roads with large turning circles, multiple routes to the four-lane exit, and easy access to the N2 North and South. Whether for import and export, warehousing, support services or local fulfillment, North Point Ballito delivers an exceptional tactical advantage.

“Our goal with North Point was to develop an environment for business to excel,” says James Hesse, who is leading the development on behalf of Cenprop Developments, master planners of the business park. “From the outset, we looked at the challenges businesses are facing today, and also considered how that might change in future. We’ve amended the plan, enhancing security and adding new features, as market conditions have evolved. By providing everything a business needs in one space, it minimises the distractions and allows the business operations to focus on what really matters. That approach has been behind our early success, and we’re confident that it will ultimately deliver a business community that stands apart.”

NPB welcomes Sunflex to the community

More than just an outstanding location in a growing economic corridor, North Point Ballito is the belief that a community of like-minded companies will naturally contribute to the success of their neighbours. Half of North Point Ballito’s 58 sites have been sold to investors who identified North Point Ballito’s exceptional potential for growth. Representing a diverse array of sectors and business concepts, they all share something in common: an entrepreneurial spirit and an aptitude for thought leadership.

“North Point Ballito was a natural choice for our North Coast centre of operations,” says Patrick Rostance, founder and managing director of Sunflex SA, who is currently building a factory and distribution centre on the site, “We considered a number of locations, but none of them had the foresight, the brand image or the tactical strengths that NPB does. Ultimately the decision was a simple one.”

Technology companies have the benefit of quality power from an upgraded substation, fibre-optic connectivity and excellent security. For logistics businesses, the park has wide internal roads with large turning circles, easy access to the N2 North & South, and multiple routes in and out of the area via the R102 and M4.

Whether for import and export, warehousing, support services or local fulfillment, North Point Ballito delivers an exceptional tactical advantage.

Security focused

The park’s already excellent security infrastructure has been reviewed and upgraded. Security features include an under-dug, ClearVu perimeter with 14-strand electric fencing, ClearVu fencing around every internal site, 24-hour guarding with monitored CCTV, and thermal imaging managed from a control centre. Reinforced roller doors at the front entrance will lock the park down when necessary.

114 resort style apartments on site

Bliss Ballito, the first residential neighbourhood within North Point Ballito, launched with exceptional success, selling all 114 apartments on the first day of sales. Bliss Ballito offers affordable resort-style living without compromising on the extras, offering a community clubhouse, pool, open parks and superb landscaping, with the peace-of-mind provided by North Point Ballito’s secure perimeter.

Bliss Ballito adds a new dimension to NPB’s offering for businesses. The 114 households on site opens new opportunities for retail, wholesale, services and facilities. The apartments provide superb homes within a short distance of the office. The residential component shifts North Point Ballito’s focus towards a more integrated mixed-use urban area than only a business park.

Vision & Visibility

North Point Ballito welcomes Sunflex SA to the community

Patrick Rostance, Managing Director of Sunflex SA

We spoke with Patrick Rostance, managing director of Sunflex South Africa and one of North Point Ballito’s first investors, about why he chose the business park and what comes next for his company.

What does Sunflex do?

Patrick: Sunflex SA is a local manufacturer of German aluminium and glass door systems for home and commercial use. We specialise in frameless glass patio systems, frameless stacking doors as well as aluminium security shutters.  All our systems are custom made to suit our customer’s needs. We manufacture and supply our systems directly to end users as well as through a network of approved installers around South Africa.

sunflex doors

When was Sunflex established in South Africa?

We first encountered Sunflex at a London Trade Show in 2003 and their products and approach to solving customer problems made a real impression. Sunflex South Africa was incorporated in Durban in 2005 and was the first partnership that Sunflex Germany signed outside of Europe.

What is the secret to Sunflex’s success? What makes you stand apart?

First and foremost it’s our parent company’s attention to quality, function and design in their products. Sunflex Germany is also committed to constant innovation and continues to deliver quality solutions. Any updates or improvements made in Germany are immediately available here in South Africa.

Secondly, being a family-owned and family-run business, Sunflex SA is committed to giving each and every one of our customers a personal experience backed by friendly and reliable service.

How has the company grown?

From the family garage back in 2005, Sunflex has added offices in Cape Town and Johannesburg. We now have 70 full time employees and service the whole of South Africa.

Why did you choose North Point Ballito?

There were three reasons we chose NPB for our new national headquarters.

The first is the location. Ballito is a key market for Sunflex, and North Point Ballito’s proximity to the airport, city of Ballito and key arterial roads made sense for us.

The second is security. North Point Ballito’s position, infrastructure and approach to security is a step forward for our company.

Finally, the approach to community and a forward-thinking business environment appeals to our culture and vision for the future.

What are your plans for the new location?

The new facility will allow us to include a showroom, administration, R&D, training and manufacturing all under one roof.  North Point Ballito’s visibility and easy access means it’s an ideal space for both industrial output and everyday client engagement. We’re excited by that potential.

The five reasons our investors chose North Point Ballito

Here are reasons our investors chose NPB for their future success.

In today’s unpredictable business environment, there are still some factors that you can depend on. The power of location for example. Even with the rise of cloud computing and e-commerce, choosing where you position your company has a major impact on whether your business is successful or not. There’s a good reason why the most expensive real estate on earth is found in urban centres like Manhattan, Hong Kong, Shanghai and the West End of London, or why the distribution centres for FedEx and Amazon are selected by mathematicians and not executives.

At North Point Ballito, we asked the investors in our business park why they selected this community over other options along KZN’s North Coast. Here’s what they told us:

REASON 1

“As a logistics company, position is critical and the reason we invested.”

Ballito is quickly establishing itself as the commercial capital of KZN’s North Coast. We were looking for proximity to the airport and Durban Harbour, as well as a location with several routes in and out of the area. North Point Ballito is ideally located within Ballito, has direct access to both the N2 and R102 via three upgraded interchanges, and has several alternative routes should any one become blocked.

Set up a site visit

Half the sites have sold to forward thinking investors. Book a site visit or conference call, or send us a message and we’ll contact you.

REASON 2

“We were looking for a business community, not just a new location.”

With an investment in a regional headquarters, it was critical that we invested for the long-term, with neighbours that had a similar vision and outlook. North Point Ballito’s investors are innovators in a range of sectors, including food products, retail, light manufacturing, warehousing, IT and construction. We looked at several options up and down the coast. North Point Ballito’s  forward-thinking community made the decision simple for us.

REASON 3

“Recent unrest has made security of our business an increasing concern.”

Security is a complex issue. It’s not just the height of the fences or number of guards. What attracted us to North Point Ballito was the recent enhancements made to the infrastructure, but also the ethos of building relationships with local stakeholders and the holistic approach in place to ensure that the strategy changes with the times.

REASON 4

“Our company depends on great talent and a large pool of potential customers.”

North Point Ballito delivers both. The business park is on key consumer routes, with great visibility from two major roads and thousands of passing vehicles. The proximity to Ballito and Salt Rock puts us at the nexus of one of Africa’s fastest growing wealth areas, and in easy reach of thousands of active consumers every day.

REASON 5

“As a tech manufacturing company, we need world-class internet and electricity.”

Additive manufacturing is a delicate sector to navigate. We need dependable, high quality power and lightning fast internet to serve our international client base. The upgraded substation on site, reticulated fibre-optics and excellent municipal track record sealed the deal for us.

Is this the Best Tactical Investment you'll Ever Make?

Every so often an event comes along that turns the world on its head. In these times of uncertainty, commercial property investment is the last thing most of us are thinking about. But maybe it shouldn’t be?

The COVID-19 pandemic, like 9/11, is one of those events that feel like they split time in two: the world before coronavirus and the world after coronavirus.

By all accounts, there are some difficult months ahead. Things are probably going to get worse before they get better. But the South African government’s response has attracted international approval, and chances are brighter times aren’t too far off. If the past is a window to the future, there’s one thing we can all be certain of: South Africans will defy the odds and get people back together again, no matter how big the challenges seem. The opportunity for companies to contribute to that effort is emerging as we speak.

Vasbyt in the age of Coronavirus

The question we all need to be asking is ‘what does the future look like, and how do I make the most of right now?’ Here’s four trends that are going to shape the post-lockdown economy, and how North Point Ballito might be the ideal position for your business idea:

Community Focused Logistics

The supply chain will need to shift quickly to become more streamlined and more automated. With more shopping happening online and over the phone, fulfilment centres close to consumers will be an essential part of meeting future needs. North Point Ballito is right on Ballito’s doorstep – an ideal location to serve one of Africa’s fastest growing and most affluent communities.

Storage

Disruption leads to human movement. Downsizing, emigrating, holding possessions in place for some time – this will undoubtedly be part of the tomorrow economy. North Point Ballito is landscaped, greenscaped with indigenous plantation, branded and architecturally consistent. That makes for an ideal backdrop to a storage concept that people and businesses in Ballito are going to trust.

Cleaning

Epidemiologists generally agree that COVID-19 will be with us for some time. It will be up to governments and the market to keep outbreaks under control until a vaccine can be introduced, or until gradual immunity builds. That means cleaner workplaces, shopping venues, restaurants, factories, warehouses and schools. Got any bright ideas?

Technology

If social isolation has proven anything, it’s that social interaction is critical. Workers and students need collaboration. Kids need playtime. Technology companies are already stepping into the gap, whether by making spaces safe for people, breaking down the barriers around socialising remotely or providing the the information people need.

Building has officially begun on North Point Ballito, a 380,000 square meter mixed-use commercial estate located just opposite Ballito’s New Town Centre at the Shaka’s Head interchange. A ground-breaking ceremony was held at the site to commemorate the milestone.

Our early investors understand the value that the right address delivers.”

With recently upgraded roadways and electrical distribution via the new Imbonini substation, North Point Ballito offers a secure, landscaped and architecturally designed environment conducive to business. Each site offers comes serviced with municipal water and sewage, reticulated fibre optic internet and three phase power, and it platformed and graded.

The north urban development corridor is one of the fastest growing wealth concentrations on the continent. It has seen considerable growth as a result of the new international airport, Dube Tradeport and Cornubia developments, and the depth of the labour and skill pools within the immediate surroundings. Ideally situated within Ballito itself, North Point Ballito will serve one of the country’s most dynamic and affluent communities.

It’s no coincidence that Ballito is both KZN’s number one tourism destination and the province’s fastest growing town. Schools, hospitals, lifestyle estates, dining, entertainment and idyllic beaches in every direction puts the town in a class of its own.

To lease, build or buy a commercial property, that is the question.

If you’re looking to maximise your return on investment, is it better to lease, buy or build, and is now the right time?

It’s a big question with far reaching implications for any company. The best advice is to do the research. Look at the market, consider the position your company is in, and make the decision that makes the most sense for the moment. For many types of companies, there are significant advantages to developing a build-to-suit business property on vacant land than buying a property ready-built.

Studies have shown that companies that operate from premises that they designed and built themselves are more efficient, more profitable and more likely to retain key staff than companies that do not. It comes down to that core driver of value: realizing vision. Although buying something ready-built has the benefit of immediacy, the enterprises that are willing to play the longer game reap the bigger rewards. Why is that? Here’s what the study found:

The benefits of building your own commercial premises

1. Designing the space yourself shapes how you operate

Hands-on development of the layout and workflow of your own premises forces decision makers to consider new perspectives and new possibilities. When you retrofit a built space, there’s a greater tendency to go about business as usual, without the added innovation.

2. A premium location costs significantly more to purchase ready-built

When the premises are already built, you pay a considerable premium for an optimal address. Vacant sites in emerging areas offer considerably more room for appreciation, adding to company valuation and the bottom line.

3. Too much space or too little

Buying ready-built means having to compromise in any number of ways. Does one take the bigger place out of town or the slightly more cramped option closer to the customer? With vacant sites, the size of the platform is far less restricting.

4. Appreciating asset

Owning your commercial building offers the benefit of capital appreciation, the rise in your property’s value over time. On average, building on vacant land is more likely to accrue value more quickly than a ready built property.

5. Taking a longer view

Companies that build take a more measured view of the potential of the area, the asset growth and the over-arching implications of their investment than companies that do not. The insights uncovered through the build process contribute to other areas of the business.

A location second to none
